1. Average savings are not a guarantee
References to "average savings" (if any) reflect aggregate, third-party reported averages for property tax appeals in the named county. They are illustrative only. Your individual outcome depends on your property, the comparable evidence available, county valuation rules, hearing-board decisions, and filing deadlines, and may be materially different — including no savings at all. Pending operational data from filed appeals, no average-savings dollar figures are displayed on the Site; per-claim provenance lives in data/seed/citations.csv.
2. Success rates are stage-specific and historical
"Success rate" figures (e.g., the Harris County and Dallas County informal-protest success rates shown on the Site) reflect historical outcomes reported by counties for a specific procedural stage and for the population of appeals filed in the named jurisdiction. Different procedural stages (e.g., informal protest vs. ARB determination in Texas; Assessor vs. Board of Review vs. PTAB in Illinois) have materially different outcome rates. Stage and source are documented per claim in the Site's source footers. These rates are not a prediction of your specific result.
3. Sources
The figures shown on the Site are derived from primary public records, principally:
- Texas Comptroller of Public Accounts — 2024 Appraisal District Operations Survey (informal-protest and ARB-stage outcomes for Harris and Dallas).
- U.S. Census Bureau — American Community Survey 2022 5-year estimates, tables B25103 (aggregate real estate taxes) and B25077 (median home value), applied via Tax Foundation effective-rate methodology.
- County appraisal-district / assessor / tax-board annual reports for each named jurisdiction.
Per-claim provenance — source URL, accessed date, methodology note, and tier — is maintained in data/seed/citations.csv. Sources may update their figures from time to time; we refresh citations when we become aware of material changes.
4. No professional advice
Nothing on the Site is legal, tax, accounting, financial, real estate, or appraisal advice. LevyAgent is not a law firm, CPA firm, licensed appraiser, or licensed property tax consultant. For advice specific to your situation, consult an appropriately licensed professional in your state.
